Privacy Policy

How Soares Signature Realty collects, uses, shares, and protects your information. Last updated 17 August 2026.

Who we are

Soares Signature Realty (“we”, “us”) is a Jamaica-wide real estate brokerage practice. We are the controller of the personal information described here. For privacy questions, contact us at asoares@bpsjm.com or 876-282-5890.

1. What data we collect

Information you give us

  • Contact details you submit through forms: name, email, phone, and your message or enquiry.
  • Buyer, seller, financing and viewing enquiry details: budget or price range, intent (buying, selling, renting, investing), preferred locations and property types, timeline, and financing questions.
  • Whether you tell us you are enquiring from overseas. This is only ever recorded when you tick it yourself — we never infer it from your name, device, or location.
  • Account details if you create one: email address, password (stored hashed by our authentication provider), saved properties and saved searches, and profile preferences.
  • Optional requests you make: comparative market analysis (CMA) requests, development VIP registrations, and referrals to legal or property-service providers.

Information collected automatically

  • Strictly necessary technical data needed to serve and secure the site, including session and consent records.
  • With your analytics consent only: pages viewed, filters and sorts applied, listings you open or save, searches you save, and which calls-to-action you use. These are stored as structured events tied to your account or to an anonymous session identifier.
  • A count of how many property previews you have opened, used to operate the sign-in prompt after your first previews.

What we do not collect

  • No keystroke logging, cursor tracking, session recording, or device fingerprinting.
  • No cross-site advertising trackers.
  • No sensitive characteristics such as nationality, ethnicity, health, or immigration status, and nothing inferred about you from IP address or browsing patterns.

We process personal data in line with Jamaica’s Data Protection Act, and, where it applies to visitors in Europe or the United Kingdom, the GDPR.

3. Consent categories

Nothing beyond strictly necessary processing runs until you choose. No analytics or marketing script or event fires by default.

  • Strictly necessary — always on. Session handling, security, consent records, and your own account actions. Cannot be switched off.
  • Analytics — off by default. Enables the interaction events, lead scoring and segmentation described above.
  • Marketing — off by default. Enables segmented emails and any sync of your contact record to our email-marketing provider.

Each decision is recorded with its date, source and policy version. You can change or withdraw consent at any time on the cookie preferences page. Withdrawal takes effect immediately: tracking stops, and we stop marketing sync at the next run. Withdrawing does not affect processing that already took place lawfully.

4. Third parties that receive data

  • Listings source (Xposure) — our MLS listing feed and Private Client Services provider. When you continue to a full listing, register for Private Client Services, or use their embedded search, your interaction and any details you enter there are handled by Xposure under their own privacy terms.
  • Hosting, database and authentication provider — stores your account, enquiry, consent and event records on our behalf as a processor.
  • Email marketing provider — receives name, email and interest attributes only when you have granted marketing consent. Where no provider is configured, no contact data leaves our systems.
  • Transactional email delivery — used to send the buyer’s guide, enquiry confirmations and account emails such as password resets.
  • Exchange-rate service — a public currency-rate API used by our calculators. It receives no personal data.
  • Referral partners — attorneys, surveyors, valuators, inspectors and similar providers receive your contact and request details only when you explicitly ask for a referral.
  • Professional advisers, regulators and authorities — where we are legally required to disclose information.

We do not sell your personal information. Where a provider is based outside Jamaica, transfers are covered by that provider’s contractual data-protection terms.

5. How long we keep data

  • Raw analytics events: 90 days, then deleted or aggregated.
  • Segments and lead scores: kept until you withdraw consent or ask us to erase them.
  • Enquiry and lead records: up to 7 years, to meet brokerage record-keeping and tax obligations.
  • Account data, saved properties and saved searches: for as long as your account is open, then deleted within 30 days of closure.
  • Consent records: retained for the period we must be able to demonstrate your choice, and at least as long as the related processing.
  • Marketing contact records: until you unsubscribe or withdraw marketing consent, plus a suppression record so we do not email you again.

6. Your rights

  • Access — request a copy of the personal data we hold about you.
  • Correction — have inaccurate or incomplete data fixed.
  • Erasure — ask us to delete your data where we have no overriding legal reason to keep it.
  • Restriction and objection — ask us to pause a use, or object to processing based on legitimate interests.
  • Withdraw consent — for analytics or marketing, at any time, without affecting other services.
  • Portability — receive your data in a structured, machine-readable format.
  • Complain — to us first, and to Jamaica’s Office of the Information Commissioner or your local data-protection authority.

To exercise any right, email asoares@bpsjm.com. We respond within 30 days and may ask you to verify your identity first. There is no charge for a reasonable request.

7. Security and children

Access to enquiry and lead data is restricted to authorised staff, protected by row-level database policies and role checks. Traffic to this site is encrypted in transit. This site is not intended for children under 16, and we do not knowingly collect their data.

8. Changes to this policy

If we make a material change to how we use your data, we will update this page and, where the change affects consent, ask you to make a fresh choice before continuing.
